Maintenance

Maintenance isn’t an intervention. It’s continuity.

A building automation system runs continuously - and changes over time. That’s why maintenance for us isn’t a list of repairs, but a defined operating model: a predefined scope, scheduled cycles and a documented system condition at all times.

The scope is built from service modules. Every building gets its own combination - from automation stations and field equipment to central monitoring and a guaranteed response time.

Scope tailored to your building

Modules are combined according to the type and criticality of the building. Response time is agreed separately.

Automation stations

Preventive maintenance of controllers and associated equipment, following a plan that takes the type of installed devices into account. We check control functions, regulation parameters and communication, with fine adjustments wherever system operation deviates from the designed parameters.

  • Control functions
  • Regulation parameters
  • Communication

Field equipment

Sensors, valve and damper actuators, thermostats and transmitters - elements on which the accuracy of the entire control loop depends. We check and adjust actuator functions, clean and lubricate using appropriate agents, and perform general and fine calibration.

  • Calibration
  • Actuator functions
  • Mechanical check

Central monitoring & software

Regular servicing of the central monitoring and control system (SCADA / BMS): database maintenance, updates, software and configuration backups, including user and administrator settings. Changes to user software and additional functionality are implemented on request.

  • Backups
  • Databases
  • Changes on request

Response time

For systems where the process is critical, response time is a contractual category. When a fault is reported, a defined procedure is initiated, service technician availability is guaranteed, and an on-site visit takes place within the agreed response time - followed by a written report detailing the findings and work performed.

  • Emergency call-outs
  • Extraordinary maintenance
How we work together

From system snapshot to report, in a continuous cycle

  1. System snapshot

An inventory of installed equipment, software versions and the system’s actual operating mode.

  2. Maintenance plan

Intervals and scope by module, aligned with equipment manufacturers’ recommendations.

  3. Scheduled cycles

Service schedules are generated from the plan - no improvisation and no overlooked items.

  4. Report & recommendations

A maintenance log, along with proposals for improving or upgrading the system.

What you get

A system that stays as designed

Predictable cost

Planned maintenance instead of costly downtime and unplanned emergency purchases.

Longer service life

Equipment operating within its design limits lasts longer and consumes less.

Documented condition

Every intervention stays on record - the system does not depend on any one person’s memory.

Let’s define the maintenance scope for your building.
